TRADE PARTNERS

Built on Precision. Executed with Discipline.

RAF Green Construction LLC utilizes a rigorous, pre-qualified vendor framework to ensure trade competency, financial stability, and zero-defect execution.

We do not issue open-market Requests for Proposals (RFPs). Access to our Virtual Data Room (VDR), architectural schematics, and specific trade bid packages is restricted exclusively to licensed, bonded, and insured partners who clear our institutional prequalification process.

All physical construction works are executed under Turnkey Guaranteed Maximum Price (GMP) contracts. If you are a high-performance subcontractor operating in the Houston market—specifically within Solar Microgrid, Envelope/Roofing, MEP, or Structural Carpentry—we invite you to review our core requirements and apply for consideration.

Subcontractor Requirements

01. INSURANCE & SURETY MANDATES

All executing subcontractors must maintain active Commercial General Liability (CGL) insurance, with RAF Green Construction LLC named as an Additional Insured. Mandatory Workers’ Compensation coverage is strictly required for all on-site personnel. For all critical-path scopes exceeding $25,000, subcontractors are required to furnish strict Payment and Performance Bonds to guarantee completion and protect the asset from mechanics’ liens.

02. GUARANTEED MAXIMUM PRICE (GMP) EXECUTION

All subcontractor trades must execute their bids as a single-source Guaranteed Maximum Price (GMP) Contract. Any deviations or additions to the original Scope of Work require a formally executed Change Order, signed by our Managing Member, prior to the commencement of work.

03. ASTM ENGINEERING & QUALITY AUDITS

We require absolute engineering precision. Subcontractors will not receive final milestone project draws or retention adjustments until passing strict, independent field testing. This includes Gold Star Inspections utilizing ASTM E2128 moisture-continuity standards and full NEC Article 706 grid-tie load protocols. RAF Green Construction LLC must correct failed work at its sole expense.

04. ZERO-VOC & SUSTAINABILITY MANDATES

We are engineering 100% non-toxic, hermetic environments. We strictly prohibit off-gassing materials. All composite wood products must be certified compliant with California 93120 formaldehyde standards. All interior paints, adhesives, and caulks must meet strict zero-VOC limits (<50 g/L). Final payment sign-offs require the submission of manufacturer Safety Data Sheets (SDS) proving material compliance.
